A New Beginning for a Skilled Migrant Couple

Buying a home in Australia for many skilled migrant workers marks the moment when settling in becomes building a future. For Chandler and Esmeralda in Western Australia, that moment came when they decided to purchase their first home.

Chandler worked full-time as a mechanical engineer earning $90,026 a year, while Esmeralda, a part-time architect earning $39,600, contributed to the plan to buy a home around $745,000. They aimed to borrow about $558,000 at 75–80% LVR, but quickly hit a common roadblock for mixed-visa couples.

Chandler was a Permanent Resident. Esmeralda held a Temporary Graduate Visa (Subclass 485). And lender policies varied dramatically. Some wouldn’t assess them jointly. Others wouldn’t consider Esmeralda’s stronger income contribution because of her visa status.

This is the story of how they found the right lender, the right structure, and the right path forward with Home Loan Experts broker Manish Rana.

The Challenges TR/PR Couples Face

Although the couple had strong incomes and excellent genuine savings, their application was considered highly complex by most mainstream lenders. Several obstacles emerged:

  • Many lenders don’t accept PR/TR couples applying jointly.
  • Few lenders allow TR applicants on the loan but not title.
  • TR applicant’s stronger income needed for servicing despite visa status.
  • Esmeralda’s short, inconsistent employment history risked income exclusion.
  • Previous credit enquiry required a clean, transparent application presentation.
  • Servicing needed to rely only on stable, verifiable income sources.

How Manish Built The Approval Path

Manish applied his deep knowledge of lender policy to find a path forward.

His strategy centred around matching the couple to a bank with favourable visa rules and flexible employment assessment criteria.

He first identified the lender who:

  • Accepts PR + 485 visa joint applications,
  • Allows “one on title, two on loan” structures, and
  • Assesses part-time income with supporting evidence.

And to address the inconsistent payslip hours, Manish arranged an employment letter that confirmed Esmeralda’s:

  • Minimum monthly hours
  • Consistent pay rate
  • Ongoing employment status

This gave the lender confidence to include her income while servicing her.

Manish also structured the servicing using the only stable and verifiable income to strengthen the application and also maintain compliance with lender policies.

The couple’s genuine savings comfortably exceeded the required funds to complete. Combined with a 75% LVR and clear surplus servicing, the application was presented as low-risk.

Manish proactively addressed the visa status, title structure, tenure and income stability to ensure the lender received a policy-aligned submission, which reduces the chance of follow-up questions or delays. The lender issued a strong pre-approval, which allowed the couple to confidently begin their property search.

Chandler and Esmeralda were thrilled not only with the approval outcome, but with the clarity and reassurance provided throughout the process. They now feel confident proceeding with their home search in WA and intend to move forward toward full approval once they secure a property.
