Eligibility Criteria For The First Home Owner Grant SA

To qualify for the First Home Owner Grant (FHOG) in South Australia, you must meet the following rules.

Applicant requirements

  • You must be at least 18 years old.
  • You or your spouse/partner must be an Australian citizen or permanent resident.
  • If your contract is dated on or after 13 February 2025:
    • Neither you nor your spouse/partner should have ever owned an Australian residential property.
  • If your contract is dated before 13 February 2025:
    • Neither you nor your spouse/partner should have lived in any Australian property you owned after 1 July 2000 for 6 months or longer.
    • Neither you nor your spouse/partner should have purchased or acquired an Australian property before 1 July 2000.
  • You must live in the home for a continuous period of at least 6 months, within 12 months of settlement or completion.

Property requirements

  • The home must be brand new (never lived in or sold as a residence).
  • It should be a newly built house, townhouse, apartment, house and land package, an off-the-plan purchase, a building contract, or an owner-built home.
  • A substantially renovated home may qualify if most of the building has been replaced, leaving only the foundation or structural walls.

How To Apply For The First Home Owner Grant In SA?

You can apply for the grant in two ways:

  • Through your lender – If you’re taking out a home loan, most banks and lenders will handle the application for you when you apply for your loan.
  • Directly with RevenueSA – If you’re not borrowing through a lender, you can lodge the application yourself online with RevenueSA.

When Will The Grant Be Paid?

The grant can be paid either through your lender (approved agent) or directly by RevenueSA. The timing depends on the type of transaction.

Buying a new home

  • Through your lender: Paid at settlement.
  • Through RevenueSA: Paid within five business days of approval, once you provide proof of lodgement with the Land Titles Office.

Contract-to-build

  • Through your lender: Paid at the first progress payment.
  • Through RevenueSA: Paid within five business days of approval, once you lodge the first progress payment invoice.

Owner-builder

  • Through your lender: Paid when you submit evidence and a Statutory Declaration confirming the home is complete and ready to live in.
  • Through RevenueSA: Paid within five business days of approval, after submitting the same evidence and Statutory Declaration.
