This page is designed to be a guide for foreign citizens living overseas who would like to apply for a loan to buy a property in Australia.

How much can you borrow?

Foreign citizensIn most cases foreign citizens buying property in Australia can borrow 80% of the property value using a mortgage. If you cannot provide evidence of your income or your documents are in a language other than English then you may be restricted to borrowing 75% or less.

If you are married to an Australian citizen then you may be able to borrow up to 90% or in rare cases 95% of the property value.

Which nationalities often invest in Australia?

The countries that we find most often invest in Australia are the United States (USA), Singapore, Mexico, the United Kingdom (UK) and the Netherlands. Other countries such as the United Arab Emirates (UAE), India, China, Malaysia, Japan, Chile and New Zealand are showing trends of increasing investment in Australia.

How does the loan application process work?

Obtaining your finance is relatively simple if you apply with a lender that commonly works with foreign investors. Simply contact us and we will help to find which bank is most suitable for your situation. You can then send us some documents so that we can verify your income, identify you and confirm you are eligible for a loan.

We can then arrange the paperwork for you and seek an approval from the lender we selected. For most loan types our services are free as we are paid by the banks for introducing loans to them.

Is approval from the Australian government required?

Yes FIRB approval is required for foreign nationals buying real estate in Australia, except for New Zealand citizens and Australian permanent residents. Please refer to our FIRB approval page for the details.
