What Is The First Home Owners Grant (FHOG)?

The First Home Owner Grant is a one-time $10,000 government payment that can help towards the cost of purchasing your first home. This money is useful for paying costs like stamp duty, legal fees and title searches, or adding to your deposit.

This grant is not available for established houses. It’s available only for newly built properties, off-the-plan purchases, or substantially renovated homes and units.


FHOG NSW Eligibility: Do You Qualify?

To get the grant, both you and the property you’re buying must meet specific requirements.

Applicant Requirements

  • Be an individual, not a company or trust.
  • Be at least 18 years old.
  • Be an Australian citizen or a permanent resident (or be applying with someone who is).
  • You and your partner or co-purchaser must not have previously claimed the First Home Owner Grant in Australia.
  • You (and your partner or co-purchaser) must not have previously owned a residential property in Australia.
  • You must move into your new home within 12 months of purchase or construction and live there continuously for at least 12 months (6 months, if contracts were signed before 1 July 2023).

Property Requirements

  • It must be a ‘new home’, which is defined as either a brand-new property that has never been previously occupied or sold as a residence or a home that has been substantially renovated and has not been lived in since the renovation was completed.
  • If you are buying a new home, the purchase price cannot exceed $600,000.
  • If you are building a new home or are an owner-builder, the total value of the land and the construction cannot exceed $750,000.

How To Apply For The First Home Buyers Grant In NSW

There are two main ways to apply for the First Home Owner Grant in NSW. The most common, and often easiest, option is to apply through your lender or mortgage broker. The grant is processed alongside your home loan.

They’ll help you complete the application form and submit the required documents, such as proof of identity and your signed contract. This way, the grant is typically ready by settlement or the first construction drawdown.

Alternatively, you can apply directly with Revenue NSW after your home is completed and you’re listed on the title. The form is available on the Revenue NSW website.

Whichever option you choose, make sure you apply within 12 months of settlement or completion.


When Is The First Home Owner Grant Paid?

This depends on whether you’re buying or building, and how you apply.

  • If you apply through an approved lender:
    • Buying a new home: Paid at settlement
    • Building a new home: Paid at the first progress payment (usually when the slab is laid)
  • If you apply directly with Revenue NSW:
    • Paid within 15 working days of lodging a complete application, after settlement or completion
