The First Home Owners Grant (FHOG) in Western Australia gives eligible buyers a $10,000 payment to help with the cost of buying or building a brand-new home or substantially renovated homes. The grant is designed to ease upfront expenses so you can step into your first home sooner.
Established homes don’t qualify for the grant.
Who Is Eligible For The FHOG In WA?
To qualify for the grant, applicants must meet all of the following criteria.
Applicant requirements
- Be at least 18 years old
- Apply as a natural person (not a company or trust)
- At least one applicant must be an Australian citizen or permanent resident
- You and your spouse/partner must not have previously received the FHOG or owned residential property in Australia that you lived in after 1 July 2000
Property criteria
- The home must be new (never lived in or sold before) or substantially renovated by a registered builder or developer.
- Eligible property types include:
- New houses, townhouses, units, or apartments
- House-and-land packages
- Owner-builder homes
- The property value must fall under the grant cap:
- $750,000 if the property is south of the 26th parallel (includes Perth metro)
- $1,000,000 if north of the 26th parallel
Residency requirements
- You must live in the property as your principal place of residence for at least six continuous months.
- This must start within 12 months of settlement or completion.

When Does The First Home Owners Grant WA Get Paid?
The FHOG payment date depends on how you buy or build your home.
Buying a new home
- Applied through an approved agent (lender): Paid at settlement
- Applied directly with RevenueWA: Paid after your name is registered on the Certificate of Title
Building a new home (with a builder)
- Paid after the first progress payment (for example, slab down), once your name is on the Certificate of Title.
Owner-builder
- Paid when you provide evidence that the home is ready for occupation and your name is on the Certificate of Title.
How Do I Apply For The First Home Owners Grant In WA?
There are three ways to apply:
- Through your lender (approved agent): If your bank or lender is an approved agent, they can process and lodge your FHOG application with your home loan. This is usually the quickest option out of the three.
- Online though the FHOG Application Portal: You can lodge the application yourself directly through RevenueWA’s online portal. Only applicants can submit here, meaning a third party cannot do it on your behalf.
- Direct to RevenueWA: If your lender isn’t an approved agent, you’re not using a lender, or you prefer not to apply through your lender, you can submit your application directly to RevenueWA. This can be done online via web enquiry or by mailing the application form.
Once your application is lodged, RevenueWA will issue you a Unique Identification Number (UIN). You can use this to register and log in to the RevenueWA portal to track the progress of your application.
