    My credit has been repaired so I should be good to borrow now I think but I’ve found that banks are conservative in terms of equity release for a home loan. Why is that?

  • Hello howchin, all lenders have cash out restrictions and the major banks in particular are extremely cautious with the maximum amount of cash you can take out. This is because they consider equity releases more risky than a normal loan to purchase a home. The banks will investigate what you’ll be doing with the money and have stricter guidelines for loan approval.

    You’re eligible to refinance out of a non-conforming loan once you meet standard bank criteria. This generally means you owe 80% LVR or less of your property’s value, all of your defaults are paid and are no longer showing on your credit file, you have full income evidence and you’ve made all of your repayments on time in the last 6 months. Note that LVR up to 90% can also be considered as well as low doc applications although it would be on a case by case basis.

    Usually, you can claim 2.5% from the time the property is built. The total claim will be limited to the cost of construction and you need to get a quantity surveyor to do the figures for you.

  • There is a single drawback to it and it’s when you sell the property, you’ll need to reduce your cost base (thereby increasing your capital gain) by the building depreciation you have claimed. In the meantime, though, you have the potential to significantly improve your after-tax cashflow. For most investors, it works out to be better to claim depreciation and pay more in capital gains than it does to not claim depreciation.
