Real Estate Investment in Queensland?

Hello everyone,

I'm hearing lots of good things about a property boom in Surfer's paradise. I currently live in Brisbane and have been to Surfer's paradise nummerous times and am witnessing the numbers of developments there growing. is it a good time to get into the property market there? Does anyone here have any experience purchasing off the plan properties?

In buying real estate, always be conservative as far as your budget in concerned.

Spending too much of your income on property mortgages could cripple your finances. It is important that you have to balance your risks and rewards.

Investing in agriculture and mining towns are options which are more risky. Port Headland is one of the major towns in Western Australia where the primary economic activities are focused on agriculture and mining. Although there are good yields in rental yet the vacancy rate is very low and there is a decline in the population.

It is a wise decision to make property investments in Queensland. This place is popularly known to both local and foreign tourists as a Sunshine State. There are lots of famous islands here which include the popular Great Barrier Reef. Real properties in this place can give you best financial rewards and it is long term.

Investors who prefer a long term investment achieve most success in their investments. You have to consider a balanced portfolio which includes growth and income realization.

Resorting to LMI or Lender’s Mortgage Insurance is not a good idea because many of the loan lenders would just capitalize on the total amount of the insurance towards your loan. This is not to your advantage but that of another party. This would cause payment default and bankruptcy to loan borrowers.

There are available loan programs that do not require down payments. Borrowers of this type of loan are motivated not because they don’t have bank deposits. It is just that they do not want to use the money deposited in the banks. They can get the loan repayments from their property investments.

Purchasing a property off the plan is a bit of a risk because you can't get formal loan approval at the time you buy. In most cases you have to get your loan approved around the time the property settles.

The Gold Coast & Brisbane have taken a hammering in the last year due to the SE QLD floods and recent economic uncertainty. If you do buy a property there then bargain hard!

Its really a good time to buy property. I have recently visited some areas and found that there is good chance in property industry. Before purchasing any property, go through consultant or do some research on Internet, this would be good.

It is important to take wise decision when investing in any property, I think long term investment may bring lots of success.

I think Real Estate investment is a long term investment so there is assured profit but before making investment you must take advice from any professional regarding the terms and conditions.

Hi JimBo,

I was at a seminar last weekend and the Gold Coast and Surfers were brought up. The large developments within South East Queensland are apparently being built with overseas investors in mind, giving the market the wrong properties needed for the area.

This could mean that Surfers ends up like the Gold Coast with an over supply and the property prices may slump. I would research a lot more. Good Luck :-)
