first home buyers grant question

I'm getting married soon and although I already won a home I was wondering if my fiance can buy a home and still get the grant even though I have got it already.

Yes your fiance can buy a home as long as you are not already a defacto couple. The rules for the grant recognises only married and defacto couples, not anyone who is engaged or in other types of relationships.

What if two siblings purchase a home, one is a first home buyer but the other is not. Would they still be eligible for the FHOB?

That depends on the state you are in. Generally the grant itself will not be available however other benefits specific for your state may apply. For example in NSW the grant would likely not be available however you may be able to get a partial stamp duty exemption.

The sneaky way to work around this would be for the one who is a first home buyer to be the sole owner of the property and for the other sibling to be a serviceability guarantor. This will only work if you have a sizeable deposit or also have a family member who can provide a security guarantee as well.
