Oh.. I see. I guess I will have to look around for a new house since I plan on having a house in Australia for the foreseeable future. That is too bad since I had already found a property that would be ideal for me except that it is not a new one. Thanks for the reply!

Hi everyone!

I am a worker on 457 visa and I was also thinking of buying my own house. However, I have heard that temporary residents will not be able to retain the ownership of their property once their visa expires. Is that really true? What is the point in buying a house if we are not allowed to keep it?

A director’s liability in a company home loan?

Hello home loan experts,

I’m the director of a fashion studio in London. I’ve heard that Australian properties are considered good investments. As I’ve already invested in a few properties here, I was thinking of investing in a property in Australia as well.

I want to take out a mortgage under my company’s name to finance the purchase. Since the loan will be under the company name, I want to know what role I will have as the director of the company. Can anyone please help me understand this?

I am also thinking of investment in a property. However, I have heard that banks may not approve loans for some types of property. Could anyone tell me what are the types of property acceptable to banks?

Hi there Otto, I am also thinking of buying a house and applying for a loan with a default on my credit file. Reading your replies has made me hopeful about getting a loan. I just needed to ask you about credit file. Basically, what other information is recorded in a person’s credit file and for how long does it remain in there for?

Hi there, I too am buying a house for the first time. I need to borrow money to complete the purchase and I have heard that you can arrange for a special discount for all sorts of borrowers. Well, are there any discounts available for a first home buyer like me?

Hi Otto, thanks for the explanation. Could you also tell me what is not regarded as genuine savings by the banks? You said that I do not need genuine savings if the loan to value ratio is less than 80%. What does that mean?

How is “genuine savings” different from “savings”?

Hello home loan experts!

I am a receptionist for a private clinic in Melbourne. My annual salary is $46,000. I have more than $40,000 in savings and I want to buy my own apartment. I was looking at properties for sale and there is this apartment on St Kilda Road. Priced at $480,000, the apartment is something I can afford and, furthermore, it is just a block away from my clinic.In other words, it is ideal for me and I want to buy it as soon as possible.

I approached my bank but they said that they cannot approve a home loan because I have no genuine savings. I have $40,000 in my savings account which I am willing to put as a deposit. What are the technicalities behind ‘genuine savings’ and how is it different from the savings that I have? I would be glad if someone could explain this to me.

Hi brokers, I had applied for a home loan a couple of months ago and it was declined. I also tried out your credit score calculator and it showed a low score. I have found a nice house which the seller is willing to sell at a reasonable price. Are there any banks who offer home loans to people with low credit score?
