Hello there!
I have been planning on investing in a commercial property worth $4 million. When I approached my bank with the proposition, they said that I would need to get a business loan. But this kind of loan apparently has a much higher interest rate than standard home loans.
One of my friend was saying that I may pay much less in interest if I am able to get a bank bill loan. I do not know about this kind of loan. Could someone give me more information on this kind of loan? How does it all work?

Thank you for the information, Otto. I know about the various features of mortgage in my country, but I am not sure if the mortgage providers in Australia provide the same features on a loan. Could you tell me more about that too?

I am a Japanese and I want to buy a property in Australia. However, I do not know of any regulations and policies that applies to us, or even if foreigners are allowed to buy a property in Australia. One of my friends suggested me to post my query on this forum, and here I am.

I want to get a home loan. I am an IT consultant, and I have a decent income. But last year, I missed a couple of my credit card repayments as I was out of the country. The missed payments were less than $500, but I heard that it can still damage my credit. I have already cleared the dues as of now, but I was wondering if that would have an impact on my new loan application.
If I apply for a new loan now, what would the banks think? Does it matter to other banks if I had applied for a loan before? By the way, I run my own business now and contract to other firms. But I had applied for a line of credit, and I heard that it is all recorded. Any suggestions?
