Re: What kind of features can I get on a commercial loan?
Capped interest rate sounds interesting to me. I’m going away for a vacation for a couple of weeks. I’ll give you a call after I come back to discuss this in detail. Cheers, mate!

Re: What kind of features can I get on a commercial loan?
Good evening home loan experts,
I’m also looking for a commercial property loan. I learnt a lot about various features of a commercial loan through this thread. However, there’s one question that I’d like to ask.
I’ve heard of fixed rates and variable rates. Is there any kind of interest rate offered on commercial loan that’s in between those two?

Hello everyone!
I am a doctor on a 457 visa. Something about special professional packages was mentioned earlier. Could anyone give me more information about that?

Re: Does a European need FIRB approval?
Hi Otto,
Thank you for the detailed response. I already have a 457 visa and I would like to borrow as much as possible for the house. Could you give me an idea on how much I may be able to borrow?

Does a European need FIRB approval?
Hello home loan experts!
I am from Italy and I have lived in Australia for two years in the past. I am coming to Australia again to work, and I want to buy a property there beforehand. I have heard that I may require an FIRB approval in order to buy a home in Australia. I am not sure if I need the approval, or even why it is required.
So could anyone in this forum give me more information regarding FIRB approval?

Re: How is a statement different from a transaction history?
Hi.
I’ve also been researching home loans and I found out that payslips are generally required by lenders. I know that I’ll be able to provide them with payslips but I’m not sure if they’ll accept them or not. Can anyone help me understand what an acceptable payslip should be like?

Re: Why is LVR so important for banks?
Hi,
A friend of mine applied for a loan a couple of months ago. On his contract of sale, the purchase price was $700,000. But when the bank ordered a valuation, the property was valued at $820,000. Although I am not planning on buying a property right now, I just want to be prepared for it. So could you tell me what happens if the value is higher than the purchase price?

Hi Otto,
I didn’t know there is such a thing as a “credit file.” What exactly is recorded in my credit file?

What is my credit score?
Hi guys, I live and work in Sydney as a freelance graphic designer. I earn about $52,000 annually. My wife is an engineer and has an annual salary of $80,000. One of my two children is in college and the other is completing high school this year. So, we are thinking of getting a smaller place to live in.
We have found an apartment on Kent Street that is ideal for us. The asking price is $419,000. However, we do not want to sell our current home, we will be renting it out. We still owe $320,000 on our house, and we want to get a home loan for the new place too.
I know that banks rely heavily on credit score while giving out a loan. However, I don’t have much idea on what my credit score is. I would be grateful if someone would tell me how to estimate my credit score, and its main determinants.
