Hello everyone,

I’m trying to decide if I should get a loan so that I can buy a new house. The bank wants to know how much genuine savings I have. I live in an apartment that I rented since half a year ago. Would it be considered as genuine savings? And how much genuine savings must I have? Help.

Hello.

I tried to get a home loan using a unit trust but my application was not approved. Why do unit trust loans seem to be more difficult to get approved? The bank suggested me to apply for a low doc loan instead. I do not understand why this suggestion was made. I would really appreciate a quick reply on this. Thanks in advance.

Do I qualify for a low doc loan?

Hi there,

I run my own business and get a yearly income of about $60,000. I want to get a home loan, and have $50,000 in savings. However, I have not filed any tax returns. One of my friends was saying that I cannot get a standard loan and may have to apply for a low doc loan. I am unsure about that and want to know if I will qualify for even that.

Could someone give me more information abut that?

Hi there,

I am a dentist and I work for a clinic in Canberra. I am thinking about buying a house. One of my friends is a surgeon and he said that medical professionals are eligible for various discounts on home loans. Do I qualify for such discounts? So it seems I need to wait one more year to significantly improve my chances of getting a home loan. If the court judgment isn’t seen on my credit file then I know I can take out a home loan with ease. If I have any more queries then I’ll check your website for answers. Goodbye.

I applied for quite a few loans some years back and I also had a court judgment four years ago. I am currently in a good financial position and I want to take out a home loan in the next few months. Can anyone tell me how long the information regarding bad credit stays on my credit file?

So it seems like my friends pointed me towards the right direction. Here's a concise overview of my situation -

The market value of my parents’ house in Adelaide is about $600,000 and they still owe $350,000 on the house. I’ve heard that banks can allow me to purchase the property at a price lower than the market value. Can you tell me the advantages of buying below market value, and other things related to such a purchase?
