Hello. I was also considering factoring and I came upon this thread while researching. I'd like to know if there are any specific qualifying requirements that I need to meet?

Hey Otto, thanks again for the quick reply. Your replies have all been very direct and specific. Thanks for that. I checked out that calculator and it was really very detailed. I’ll complete your form for now and will give you guys a call by Tuesday of next week :)

Hey Otto, thanks for the quick reply. I really didn’t know that we could still take out a mortgage while in probation. I tried on your probation calculator and listed ‘yes’ in the question “Do you have 5% in genuine savings?” and it stated that I may qualify but I’m actually not too sure about the amount. Where can I calculate my genuine savings in detail?

Home loan options while on probation

Hi home loan forum,

I’ve been waiting for over 2 years to collect a sufficient enough deposit for a home loan. I was thinking of collecting a 20% deposit so I don’t have to pay LMI but I don’t think that can happen anytime soon.

I’m not too worried about a deposit because I know I have at least 15%, which should be enough to get a home loan. What I’m worried about is my employment position. You see, I’ve recently resigned for personal reasons and now that I’ve joined another employer, an awesome offer on a property I like has popped up.

My probation period is active and will stay that way for at least half a year but I don’t think the offer will. Can anyone tell me my options?

Also, please mention a few tips that someone on probation could find helpful (since there was no probation period on my last job and so this is the first time I’m on probation officially).

Providing tax returns or getting the letter from my employer shouldn't be that difficult. Does this letter need to follow a specific format?

Do lenders offer discounts for IT consultant home loans?

How much can IT consultants borrow?

Hey there,

I’m an IT consultant and currently on the first year of a three year contract of an IT project. I’ve been working as an IT consultant for the last five years and always had an average income of at least $100,000 per year.

I’ve also been look for a house since last year and now after searching for all these months, I’ve found the most beautiful house in the suburb of Parkville, Melbourne. The house is valued at $900,000 and I definitely need to take out a loan to purchase it.

I’ve heard that it’s not easy for consultants to take out a huge loan. How true is this and how much can I borrow?
