How can I buy a house using a SMSF?

Hi Team,
We’re planning to enter into property market as investors for quite long. Recently, one of my friends suggested that we could do so by creating a super fund. We’re not aware of this; is it related to my superannuation? Please, can anyone on this forum explain to me how it works?

Thank you, Otto. You've made me very hopeful for this. I would really like to get a no LMI home loan since my calculations showed me that I could be paying up to $20,000 in LMI! Avoiding that would really be splendid. Yes, I do want to have a chat with your brokers. I'll call as soon as I can. Thanks again.

I'm really glad to hear that. The only problem that I can see right now is with my credit history. You see, I had moved to a new apartment a year ago and forgot to change my address and missed a few payments so a default was lodged on my credit file. Since then I've sorted things out with the bank and have been paying without any delays but the record is still on my file… will this reduce my chances of approval on the no LMI home loan?

No LMI home loan for teacher

Hi there, I'm a teacher living in Melbourne and I want to buy a house in the suburbs by taking out a home loan. I have saved a deposit but it isn't enough to cover 20% of the value of the property so as to avoid LMI completely. Is there any way that a teacher such as myself can get a no LMI home loan?

Thanks for replying, Otto. I’m thinking that after I get my investment loan, I want to refinance it to a more competitive interest rate, say in 3 years or so. Although it’s some ways down the road, I still want to learn a bit about the refinancing process. Can you tell me anything about that?

Eligibility criteria for an 85% investment loan

Hi home loan forum,

I want to take out an investment loan to buy a nearby property. I actually wanted to take out 95% of the property value but I’ve found out that I can’t do so right now because I failed in two of my bank’s requirements. I’d rather wait until I qualify for the 95% investment loan but I don’t want to miss out on the opportunity of a lifetime with the property.

I’m ready to settle for an 85% lend (since I do have a deposit but just wanted to use it for something else). Is there anyone who can state the eligibility criteria for an 85% investment loan? I want to make sure I qualify for the loan... and avoid another credit enquiry on my file :/

I’m looking to take out a 95% investment loan for my business. This thread here has been an incredible source of useful info. I have a small question though.

Can I get a loan for multiple investment properties at the same time?
