What is a lease doc loan?

I have been thinking of investing in a commercial property. I have not yet decided on which loan to take out but I’m currently looking into a lease doc loan. I have a rough estimate of how much I can borrow so apart from that, please can anyone tell us a few things about this type of loan?

Hi Otto, thanks for replying. I understand that doctors can get discounts on mortgages. I am actually a dentist so technically I should be considered a doctor, shouldn't I? To be clear, I am purchasing a commercial property to establish my dental practice.

Any way to borrow more than 80% on a commercial loan?

Hi, I am considering to buy a commercial property and I have saved a 15% or so deposit as of now. I want to get a commercial property loan to finance the purchase but I have found that I may only be able to get 60% to 80% of the value of the property in my loan. Does anyone here know if there is a way to borrow more than that amount?

Hi everyone. I’m also an Australian expat currently working in the US. I moved here 2 years back and I’ll be returning to Australia by the end of next year. I’m thinking of getting a home loan in the next few months to buy a house near Burwood. The problem is that I’m not a full time employee. I’m a contractor and from what I’ve read, lenders are more conservative towards contractors. Can I still get a home loan?

This forum is really informative. I’ll definitely recommend it to my friends. I think I’ve got enough genuine savings to qualify for a loan even if I don’t count the tax refunds. I’ll be calling you sometime this week to get started on the application process.

I got a tax refund of $5,000 about a month back and I’d been hoping to include it in my genuine savings. I’m a little disappointed that I can’t do that.

Anyway, can you tell me which savings cannot be considered genuine?

Which of my savings can be considered genuine?

I’m a radio announcer at a local radio station in Melbourne. I’m currently renting out an apartment near the airport and the noise pollution here is ridiculous. I want to get out of this place as soon as I can.

My friend was telling me about an apartment near my workplace and it sounds perfect for me. I want to take out a mortgage to buy the apartment but I understand that I need genuine savings to get approval on my application.

The problem is that I don’t know which of my savings can be considered genuine. Can anyone here clear that up for me?

Thank you for replying in such detail. I’m still not able to decide if I should go forward with the loan with only the pre-approval. I’ll talk to my husband and call you once we come to a decision. Anyways, thanks again!

Why do some pre-approved loans get declined later on?

Hi there,

I live in Perth with my husband. We found a beautiful house that is located not too far from our workplaces. The current owner of the house suggested us to get a pre-approval for the house because there were other buyers looking to buy it.

However, one of my friends warned me that a loan may still get declined even after getting a pre-approval. I’m a little bit worried that we might lose the house. If I can learn lenders’ reasons to decline a pre-approval, then we will try and avoid that as much as we can. Help!
