Hi everyone!
I have a friend who had previously taken out a commercial property loan. Because I’m thinking of doing the same, I asked him a few things about it. While talking, what seemed most peculiar to me was that he said that his purpose of taking out the loan was taken into consideration. He failed to explain it further so I’m here to get it cleared up.
I’d appreciate it if anyone could help me understand this.

Why are lenders so strict about genuine savings?
Hi home loan experts!
I am a plumber for a housing company in Sydney and I earn $52,000 per year. I live with my wife in an apartment that we bought five years back and we are thinking about buying a new house.
When I looked for information about home loans, I found out that lenders are very strict about our having genuine savings. I do not remember about such requirement when we bought our current apartment. Why are lenders so strict about genuine savings all of a sudden?

I think the land I am planning to buy comes under Category 2. I will try out the calculator and give you a call to see if any lender will approve my loan.

Hi Otto, I was also thinking of buying a land in a few months. I have even chosen the area and everything. But I am a bit worried about the postcode restriction. Which areas are generally considered as highly restricted by the banks?

Can I get a discount on LMI?
Hi guys! I will be buying a house soon in Brisbane. I have looked at a few properties here and also spoken to some of the property sellers. I am thinking about buying a house worth $560,000. I would need to borrow 94% of the value and it would be nice if I could get some discount on the loan. I am a marketing manager in an IT based company and I basically earn $65,000 a year. So I want know if I can get a discount on the LMI.

When you say no LMI on home loans over 80%, does this mean I can even borrow 100% and not pay LMI?

Is it the right time for me to buy a house?
Hi brokers, I would like to buy a house but I am not sure if it’s the right time. I live in a rented house at the moment. My partner and I have been thinking about moving out and getting a place of our own but we don’t have enough savings right now. We can’t afford to pay for the deposit on the house. This means that if we do buy a house now, we would have to borrow a high percentage of the value. But we want to avoid the extra costs such as LMI on our loan. What should we do? With so little savings, do you think this would be the right time to buy a house?

I think I can provide those to the banks. Are there any other factors that I need to take in to consideration before applying? Could you also let me know how much can I borrow?
