Hi there!

I used the calculator and apparently my credit score is not quite good; I got 47 out of 100! Are there any ways through which I can improve my credit score?

Does anybody know the costs of buying a home?

Hi everyone,

I’m trying to buy a house worth $470,000 in Sydney. However, I’m not sure about the kind of fees and duties that I will have to pay while buying a house. Does anybody know the costs of buying a house?

I am not an Australian citizen and I do not have an Australian spouse, but I still want to buy a house in Australia. The thing is, I am not sure what type of property I am allowed to buy. Can anyone please list this out to me?

My parents have recently sold their house and have moved into a retirement home. So they will not be able to provide a guarantee for my loan. However, they have got the funds from the sale and are able and willing to gift me 5% of the property value.

But how will the banks know that it is a gift and not a loan? Can’t people borrow from their parents and say that it was a gift?

Thanks Otto. I used your borrowing power calculator and it seems that I will be able to get my home loan approved. I am planning to buy a house worth about $400,000. However, I am concerned as I do not have 5% of that in genuine savings.

I want to buy a house soon. What can I do to make my situation more favourable?

What makes a good borrower?

Hello home loan experts,,

I am a research analyst working for a think-tank in Melbourne. I have been thinking about buying a home for the first time. I believe the banks look out for certain things while deciding on a home loan application, but I am not sure what they look out for.

Since I have not taken out a big loan before, I want to make sure that my loan gets approved. So can someone tell me how banks determine whether someone is a good borrower?

Hi there brokers, like totoro, I too am thinking about buying a house and I have been working part time at a retail store. Could you tell me if it will be difficult for a part timers to be approved for a home loan?

Thanks, Otto. I discussed this with my parents and they said that they’re read to be my guarantors but they want to know how this is better than taking out a normal home loan. Other than borrowing more than 80% of the property value, I’m not sure how it is better for me. Can you list out any other benefits of this type of mortgage?

What types of guarantees do banks accept?

Hi there,

I’ve read that with a guarantor, I may be able to borrow up to 105% of the total land value and the cost of construction. That sounds like a great deal so I was thinking of asking my parents to help me take out a guarantor mortgage because I’ve found a great piece of land where I want to build a house.

I’m pretty sure they’ll agree to my proposition but I need to explain it properly to them. Is there anyone who can help me know the types of guarantees that are accepted by banks?
