I used the calculator and apparently my credit score is not quite good; I got 47 out of 100! Are there any ways through which I can improve my credit score?

My parents have recently sold their house and have moved into a retirement home. So they will not be able to provide a guarantee for my loan. However, they have got the funds from the sale and are able and willing to gift me 5% of the property value.
But how will the banks know that it is a gift and not a loan? Can’t people borrow from their parents and say that it was a gift?

Thanks Otto. I used your borrowing power calculator and it seems that I will be able to get my home loan approved. I am planning to buy a house worth about $400,000. However, I am concerned as I do not have 5% of that in genuine savings.

Hello home loan experts,,
I am a research analyst working for a think-tank in Melbourne. I have been thinking about buying a home for the first time. I believe the banks look out for certain things while deciding on a home loan application, but I am not sure what they look out for.
Since I have not taken out a big loan before, I want to make sure that my loan gets approved. So can someone tell me how banks determine whether someone is a good borrower?

Thanks, Otto. I discussed this with my parents and they said that they’re read to be my guarantors but they want to know how this is better than taking out a normal home loan. Other than borrowing more than 80% of the property value, I’m not sure how it is better for me. Can you list out any other benefits of this type of mortgage?

That sounds like a great deal so I was thinking of asking my parents to help me take out a guarantor mortgage because I’ve found a great piece of land where I want to build a house.
I’m pretty sure they’ll agree to my proposition but I need to explain it properly to them. Is there anyone who can help me know the types of guarantees that are accepted by banks?
