Re: Getting a home loan 8 years after Bankrupt?
Hi James007,
Yes, LMI companies can have access to NPII on request but do not have direct access to it. Who are the lenders that you've declared bankruptcy to?
As advised before, it is better to discuss this over the phone with one of our specialist brokers.

Re: Getting a home loan 8 years after Bankrupt?
Hi James007,
Thank you for using the Home Loan Experts Forum.
Each bank has their own credit checks to make sure you will be able to pay back the loan. On top of this, each bank uses LMI which is not the same for all banks. They also do a separate check.
With these intact, there are a lot of issues that you may face. Firstly, your loan might get past the banking system but may fail with LMI. You may need a lender that has the ability to approve the loan in house without going to the lender's mortgage insurer but there are only a set number of lenders that can do this.
Due to the complexity of this situation, it is better that you contact one of our specialist brokers so we can give you better information over the phone. If you have any concerns, you can talk to me directly as I have dealt with many of these situations before.

Re: Land Loan
Hi mattyh101,
Based on your loan size, you may have some difficulties getting a loan as most lenders have a minimum loan size of $100,000.
On top of that, any loan size smaller than $150,000 will not get many features. Would you mind me asking if you are using $200,000 as a deposit?

Re: Stamp Duty Concession for 457
Hi Sam,
I have done many of these 457 purchases before in all states. I can confirm that in all the cases I have assisted with 457 Visa purchases, there is full stamp duty applicable.
Some states such as Victoria even charge extra stamp duty.

Re: When should I buy
Hi Rawz25,
Thank you for Enquiry on our forum.
To answer your question in short, it is hard to predict when is a good time to buy. On the way the market is going now, we can only estimate that the prices will continue to go over the medium.
Do you already have an pre-approval? If not we can help you throughout the process or we can give you a second opinion.

Re: No LMI for pharmacist mortgage
Hi GC88,
It is unfortunately that your current broker did not inform you that you are eligible for the LMI Waiver for Pharmacist.
However, we can assist you with accessing equity to purchase vacant land and construction while using the LMI waiver.
If you would like to discuss this you can ring us or put an online enquiry and ask for Tony.

Re: Home Loan Guarantor based overseas.
Hi Tom,
Unfortunately, the guarantor's property needs to be in Australia for the lenders to accept the loan.
Feel free to give us a call if you would like to discuss this further.

Re: Pre approval time frame
Hi,
Unfortunately we do not know what BOQ's time frames are as we do not deal with them. However from previous customer's experiences, they have advised that it can take up to 5-10 working days.
We have lenders that can give a approval within 1-3 working days so that you can shop around with no problems.
If you would like a second opinion please feel free to enquire on our website.

Re: low doc high deposits guarantor bad credit home loan
Hi Emmajane86,
Thank you for using our forums.
Unfortunately Guarantor, low doc and defaults do not go together.
Some of criteria for low doc is 20% deposit and we cannot use guarantor with the low doc option.
It is recommended you give us a call to discuss in more detail.

Hi Jayde29,
Thank you for using the Home Loan Experts Forum site.
Using a guarantor option is great as long as they qualify. It is best you use our guarantor calculator to work out if it is possible.
We actually have a couple of calculators that can assist you:
How much I can borrow for loan amount based on income and debt only.
and
Credit scoring
If you need further assistance please give us a call.

Re: Using Equity from New Zealand to buy in Australia
Hi 1tyler1,
From my understanding you can achieve equity to use as a deposit, however, that would be up to a New Zealand Lender. Unfortunately we cannot help with that. We can only assist with Australian lenders.
Also in regards to overseas guarantors - to purchase in Australia we need to have an Australian guarantor and Australian property.

Re: Is it going to be possible?
Hi Curious one,
That is correct. Putting her on as a joint applicant would work however age will come into play with the lender and there will be limitations and possible lower borrowing power because we are lowering the loan term now as well.

Re: Is it going to be possible?
The guarantor will not extend your borrowing power because it is limited by your income.
The Credit card will only decrease your borrowing proportionately.
Hope this helps.
