Hi James007,

Yes, LMI companies can have access to NPII on request but do not have direct access to it. Who are the lenders that you've declared bankruptcy to?

As advised before, it is better to discuss this over the phone with one of our specialist brokers.

Hi mattyh101,

Based on your loan size, you may have some difficulties getting a loan as most lenders have a minimum loan size of $100,000.

On top of that, any loan size smaller than $150,000 will not get many features. Would you mind me asking if you are using $200,000 as a deposit?

Hi Sam,

I have done many of these 457 purchases before in all states. I can confirm that in all the cases I have assisted with 457 Visa purchases, there is full stamp duty applicable.

Some states such as Victoria even charge extra stamp duty.

The loan amount is based on LVR.

Bank will only based the loan amount on the Price it is sold to you for.

Unfortunately Guarantor, low doc and defaults do not go together.

Some of criteria for low doc is 20% deposit and we cannot use guarantor with the low doc option.

Hi Curious one,

That is correct. Putting her on as a joint applicant would work however age will come into play with the lender and there will be limitations and possible lower borrowing power because we are lowering the loan term now as well.

The guarantor will not extend your borrowing power because it is limited by your income.

The Credit card will only decrease your borrowing proportionately.
