Hello home loan experts,
I recently took out a loan to buy a building. One of my colleague was trying to explain to me about the depreciation on my building. I had never really thought about it. He mentioned that I could claim a percentage of the property price but he mentioned a small percentage, somewhere around 1-2%.
Can anyone explain to me the depreciation for my building? Is the small amount worth my time?

Seeking a mortgage while on a business visa
Hi home loan experts!
I own a small business in Sydney and have been in the country for almost two years on a business visa. My ultimate aim is to seek permanent residency and settle here for good. Therefore, I am thinking of buying my own house.
However, I do not know if I can get a mortgage in Australia since I am a foreigner. Could someone tell me if it is possible for me to get a home loan in Australia? Any relevant information would be much appreciated.

I’m also self employed although it hasn’t even been a year since I transitioned from PAYG. I want to take out a mortgage to buy a home in Mitchell. I think I’ll be applying for a low doc loan so is there anything that I need to watch out for in such a loan?

Hey, I also started out as a part time employee at my current workplace but my employer has offered me a full time job and has even agreed to increase my pay by a large percentage. I am planning to buy a house worth $500,000 and I need to borrow around 85% of the property value. Would the change in my employment status increase my chance of being approved for a home loan?

Will bonus income be accepted by the bank?
Hi guys! I am planning on buying a house and I need to borrow money from the bank to complete the purchase. But I am worried that my loan will not be approved easily. Actually most of my income is earned through bonuses and I have heard that banks mostly only consider the base salary instead of the bonus income. If this is the case then my income will be much lower than what I in fact earn from my job. Are there any banks willing to accept the bonus income?

Hi there, I would also like to borrow around 95%. A friend of mine was telling me that he had to pay high LMI fee when he applied for a high percentage if loan. Is there anything I can do at all to reduce my LMI or even possibly have it waived? If this is not possible then at least a discounted rate would be nice.
