Just wondering if there are lenders that accept 1 day ABN and willing to do low doc (less than 60% LVR and as a refinance)
If so, can you please list all the lenders that you know so I can make some enquiries.

Couple of questions
Hi Otto
Just a few questions.
1. I received my Veda credit file the other day. All it contains is my personal details and loan enquiries made. Does this mean I have a clean credit file? Or are there information which is not shown on the file but accessed by financial instituions only.
2. What is a caveat? If I have a caveat placed on my property, how will that affect my chances when applying for a home loan?
3. When is a loan repayment classified as a default? e.g. after 3months, after coupel of warnings etc.
4. Are there private lenders out there that do long term loans? e.g. 5 years plus.

ANZ low doc 60
Hi Otto
In regards to the ANZ low doc 60, will it affect my chances of getting approval if I was declined for a loan from them last year?
I checked my credit report and it shows the credit enquiry for an ANZ loan in March 2009.
Also, is it better to apply through a mortgage broker or apply myself? e.g. higher chance of approval.

The total area minus balcony and car park is 68 metres squared so no problems there.
I live in Western Australia, you guys are ok to service me right?
Also, how long (approximately) does the whole loan process take? And what sorts of documents will I need to provide?
Finally, if you can provide a figure for the interest rate of both the 80% and 60% loan, even if it's an estimate, I would be grateful. And what sorts of fees are attached with them e.g. loan processing fee, monthly account fee etc.

I'm interested in the low doc line of credit loan.
I was laid off from my job 3 months ago, currently working with a friend in his wall / ceiling gyprock contracting business. I receive my wages mostly as cash in hand and on a irregular basis, thus my doubt that banks will consider me as an applicant. I own a 2 bedroom apartment which I bought for 380K last year. Personal loan debt of around 4K with no other debts. Looking to borrow 20 - 30K.
