What Is A Guarantor Home Loan?
A guarantor home loan lets you buy a property with help from someone close to you — usually a parent — who uses part of their home’s equity as additional security for your loan.
This extra support means you can get into your home sooner, without needing a deposit. Here’s what that could mean for you:
-
Borrow up to 105% You can cover the full purchase price, plus extras like stamp duty and legal fees, without waiting years to save a deposit.
-
Pay no lenders mortgage insurance (LMI) You can avoid thousands in LMI fees, even if you’re borrowing more than 80% of the property’s value.
-
Unlock first-home buyer benefits Combine your guarantor loan with grants, concessions and stamp duty exemptions to maximise your savings.
How To Qualify For A Guarantor Home Loan
Getting a guarantor home loan is easier than you might think, if you meet a few key requirements:
-
A willing family guarantor You’ll need a close family member—usually a parent—who is happy to support your loan by offering their property as security.
-
Property located in Australia Your guarantor’s property must be residential and based in Australia. .
-
Stable income Lenders want to see that you have a steady income and a reliable employment history to show you can manage your repayments.
-
Some genuine savings While you won’t need a full deposit, showing you can manage your money (with some savings) helps strengthen your application.
-
Good credit history Lenders want to see your and your guarantor’s responsible financial behaviour to approve the loan.
Meeting these requirements can help you secure a guarantor home loan.

Is It Safe For The Guarantor?
It’s natural to have concerns about involving a loved one in your home loan.
The good news? Protections are in place to help keep your guarantor and their home safe.
-
They’re only guaranteeing part of the loan. Most guarantors secure only a portion of your loan, usually up to 20%, not the entire amount.
-
Their property doesn’t need to be sold. In almost all cases, the guarantor’s property is never at risk of being sold, as long as loan repayments are made.
-
Legal advice is required. Guarantors are legally required to get independent advice, so they fully understand their responsibilities before signing anything.
-
The guarantee can be removed later. Once your property has built enough equity, your guarantor can be released from the loan, and their security is removed.

My wife and I found a house we really liked but didn’t have a sufficient deposit, but we had a guarantor. We called Home Loan Experts and they were incredibly helpful and told me they could get it done. I called them 1 month ago and right now we are in our own home. I read reviews on this site after I called and didn’t think it was real, let me assure you they’re the real deal.

The team assessed our situation first and suggested multiple options to meet your needs. We had quite a bit complex situation with my uncle as a guarantor and changing employment situation, however, nothing is a challenge for them. Great communication, great service and a great team.
